Germany, Belgium, France, Ireland)<\/h3><p><strong>You&#8217;re in luck<\/strong>. You can deduct a large amount of expenses proportional to the time that the house has been rented.<\/p><ul><li><strong>What expenses can you deduct<\/strong>? <a href=\"https:\/\/www.asesoriaorihuelacosta.com\/en\/spain-mortgage-calculator-apr-ltv-own-funds-orihuela-costa\/\" target=\"_blank\" rel=\"noopener\"><strong>Mortgage interest<\/strong><\/a>, IBI, community of owners, cleaning expenses, internet bills, electricity and water, advertising, Airbnb\/Booking commissions, repair expenses, painting, insurance, amortisation, etc.<\/li><li>It is very important to know that you can only deduct expenses for the days you rent.<\/li><li><strong>How much do you pay<\/strong>? You pay <strong>19%<\/strong> on the net profit (Income &#8211; Deductible Expenses).<\/li><\/ul><h3>Case B: You are a resident outside the EU\/EEA (E.g. United Kingdom, USA, Canada)<\/h3><p>This is the most unfavourable situation, and the one that affects all post-Brexit British, United States, Canadians, Latin America, etc.<\/p><ul><li><strong>What expenses can you deduct? NONE<\/strong>. The deduction of any expenses is not allowed.<\/li><li><strong>How much do you pay<\/strong>? You pay <strong>24%<\/strong> on the total gross income.<\/li><\/ul><p>As you can see, the difference is abysmal.
